The house is located in the upper part of Avlabari, one of the oldest districts of Tbilisi.  This hilly area is one of the highest points of Tbilisi with spectacular views over the city. As yet, the area is undeveloped but the urban development plan foresees it as a place for family homes.

Because no overarching style has yet been set for the area, we designed a house to provide a simple structure whose lines contrasted with the slopes of the environment.  The concept is based on three principles: simplicity of form where the main focus is on comfortable living and openings overlooking Tbilisi; architectural style and beauty; and energy efficiency and environmental sustainability. 

The building has two levels. The main entrance is from the top floor. The bedrooms on this level (564.4 above the sea level) are on the south side. The lower floor -3.5m has the living room and kitchen also located on south with the great view on the city.

To meet the environmental requirements, the house has the correct orientation to the sun, with good insulation for the walls and roof as well as using geothermal mass properties (to slow down the heat transfer process), and shading the southern stained glass to maximize winter sunlight and block summer radiation.

The upper floor exterior is covered with burnt or painted pine wood panels. Test versions were developed for both types of panels at the beginning of the design, which were placed on the construction site and are under the observation. The most sustainable and the durable one will be chosen as the final finishing material.
